When an investment is speculative, it involves a high risk of loss. In development, this refers to constructing a building with no formal commitment from end users – something commercial Atlanta real estate hasn’t seen much of in the last 10 years.
Jan.19, Seven Oaks Company will break ground on Central Perimeter’s first speculative project since 2002. The 15-story office building, 4004 Summit, will be the fourth in Perimeter Summit, a development park housing Villa Christina, Hyatt Hotel and office tenants.
Early discussions with potential tenants are already underway, making Seven Oaks’ development investment seem secure and anything but speculative.
